challenge

NEOM’s Nature Reserve covers 95% of the region and aspires to world-class protected status.

Yet its accommodation strategy was undefined, with no clear framework for integrating hospitality into the natural landscape.

The challenge was to design a strategy that balanced commercial viability, conservation goals, and transformational guest experiences.

approach

We convened nine global experts — spanning biomimicry, adventure travel, luxury hospitality, African safaris, sensory design, exhibition design, and futurism — alongside six NEOM executives for a three-day workshop in the Hisma Desert.

Immersive field visits and structured ideation generated 352 insights, 161 ideas, and 14 high-potential accommodation concepts, from camouflaged eco-lodges to stargazing camps.

The concepts were prioritised against viability, sustainability, and storytelling.

impact

The work delivered NEOM’s first accommodation strategy, shaping a 930-key portfolio that now underpins investment planning and private-sector partnerships.

By establishing clear typologies and spatial principles, the roadmap reduced risk, improved efficiency, and balanced returns with conservation.

It positions NEOM as a pioneer in nature-integrated hospitality, turning accommodation into a driver of year-round visitation, revenue growth, and global brand differentiation.
